Job Summary

Pay scale band: Between 12 and 15 Lakh INR per annum

Location: Bangalore

Incentives: Performance based annual bonus package.

Role Description: A senior level role as Head of Projects , be responsible for the P&L responsibility for execution of multiple Large Scale Construction Contracting Projects in Bangalore for Residential Buildings, High Rise Towers, Villa Projects of high quality standard within the estimated cost budget, and estimated time frame,

Key Responsibilities:

  • Planning & Scheduling: Master construction planning along-with monthly/weekly schedule

  • Resource Mobilization: Mobilization & demobilization of resource requirement: like Material,Staff, Labour, Machinery, Form-work, Contractors, Subcontractors, Vendors and Specialized agencies as per the Master Construction Schedule & priorities. Also, Estimation of timely additional resources requirement & mobilization by follow-up from higher management.

  • Tendering & Estimation; Contract & Commercial management; Finalization of Tender-specifications / BOQ and terms. Selection, Appointment and Management of Consultants, Contractors, Vendors and Specialized agencies.

  • Project execution as per the stipulated norms within the estimated cost, timeline & quality. Monitoring anticipating any possible delays and take advance actions.

  • Frequent site visits to different project sites; and coordination with site team on daily basis to lead sites progress as per baseline & priorities.

  • Adherence to HSE (Health, Safety & Environment) statutes and norms.

  • Adherence to the quality of the project as per the statutes and norms.

  • Adhering to Government and Municipal rules and norms during Project execution.

  • Review & monitoring of:

  • Daily, weekly & monthly progress reports as per the master construction schedule & priorities.

  • MIS report and other management costing reports.

  • Productivity and wastage monitoring and control

  • Cost monitoring, Review & Reporting highlighting Variances with Reasons. Periodic review of Cost to Complete as per actual and identify potential areas of cost saving.

  • Reporting: Prepare & submit Progress Reports along-with Budget Estimate Vs Actual Cost Report to the HO.

  • Relationship Management: Interface & maintain productive working relationship with all stakeholders internally & externally, with Consultants, Architects, Statutory-Authorities, Contractors, Vendors, Subcontractors, and customers

  • Quantity Survey, measurement, certification of contractors/vendors bills, and approve the payment as per the contract.

  • Team management.

Profile:

Qualification: B.Tech/ B.E (Civil)

Experience: 10 to 15 years

Essential Requirements:

  • Proficient in use of Project Management Software (MS-Projects / Primavera) and MS Office applications

  • Good communication skills (English) and experience in handling projects independently.

  • Strong Project Management experience in Buildings, especially the High Rise Towers / Multi-storied Residential Complexes and management of complex construction contracting and real estate development.

Competencies :

  • Strong knowledge of MEP Systems (all aspects - design, function, installations, testing & commissioning and coordination with other trades)

  • Strong knowledge of scheduling/planning and tracking of progress

  • Strong interpersonal skills

  • Strong verbal and writing skills, with regards to contractual communication

  • Knowledge of risk assessment and contingency planning

  • Awareness/ Exposure on various Construction/System methodologies

  • Ability to manage multiple project site

  • People management skills

  • Problem solving skills
