Job Summary The Opportunity The Deputy General Manager - Project Execution is a key leadership role responsible for overseeing the successful execution of construction projects at Godrej Properties' Azad Nagar, Wadala site. You will be accountable for delivering projects on time, within budget, and to the highest quality standards. Key Responsibilities Project Management: Manage assigned project(s) to ensure timely completion, high construction quality, and overall profitability. Collaborate closely with project managers, consultants, contractors, and other stakeholders (Contracts & Procurement, Costing & Budgeting, Liaison, Design, Marketing & Sales, Legal, and Finance) to achieve Annual Operating Plan (AOP) targets. Develop and implement comprehensive project plans, adhering to schedules, product design specifications, and quality norms. Facilitate timely resolution of project issues and implement quality and safety initiatives. Project Budget Management: Track project expenditures against allocated budgets and implement cost control measures. Bills and Payments: Review and approve bills submitted by consultants, contractors, and vendors. Follow up with the Finance department to ensure timely payments. Contractor/Consultant/Vendor Management: Identify and evaluate potential contractors, consultants, and vendors. Provide technical and work scope inputs to Contracts and Budgeting teams for contract and cost preparation. Collaborate with Contracts to finalize agreements, Letters of Intent (LOIs), and work orders. Oversee and manage the complete project lifecycle, from design and execution to handover to customers. Project Planning & Scheduling: Define project scope, outlining accountabilities, authorities, and work schedules. Develop detailed project plans incorporating risk mitigation strategies (in collaboration with project management consultants). Ensure adherence to quality standards, technical specifications, and regulatory compliances. Coordination and Collaboration: Conduct regular review meetings with contractors, project managers, and consultants to discuss progress, construction schedules, and address design or quality concerns. Identify and proactively resolve project bottlenecks and issues. Establish clear communication protocols outlining responsibilities, communication frequency, channels, and review meetings. Material Procurement: Collaborate with project management consultants to plan material requirements. Work with Contracts to ensure material fulfillment and coordinate with Design and Regional Head (if required) on material specifications. Project Monitoring & Tracking: Closely track and monitor construction progress against final drawings, design specifications, construction schedules, and budget. Conduct daily team meetings to discuss progress, address issues, and monitor work quality through regular inspections and reports. Reporting: Prepare monthly project update reports for Operations Head and Regional Head. Required Qualifications BE Civil Engineering degree (or equivalent) Minimum 18 years of experience in the construction industry managing on-site projects. Proven track record of successfully completing projects on time, within budget, and to high quality standards. Strong experience in managing consultants and contractors to achieve project goals, objectives, and schedules. Excellent understanding of the real estate development business and construction management principles. Proficiency in project management methodologies and tools (e.g., MS Project). Knowledge of new technologies and materials used in the construction industry. Ability to identify and implement value engineering opportunities. Strong communication, interpersonal, and collaboration skills. Excellent analytical and problem-solving abilities. Meticulous attention to detail and a commitment to quality.
