Job Summary

Responsible for schedule and supervise the maintenance and repair work, facilities and equipment; and to perform the complex skilled maintenance and repair work in electrical, plumbing, carpentry, mechanical maintenance and custodial maintenance of Building and facilities.

Core Responsibilities

  • Prepare & Implement Planned Preventive Maintenance and assume responsibility for completion of assigned tasks.
  • Prepare estimates on building repair and maintenance jobs; evaluate maintenance and repair needs.
  • Maintaining & Operation of Assets of Facility Equipments (HVAC, Transformers, DG Plumbing & Fire Fighting System). Co-coordinating staff requirements and staff briefings. Troubleshooting the problems faced by clients & Equipments on Day to Day Operation.
  • Technical support:-Monthly Billing, Monthly reports, Daily Reports, Attending the Complaints related to Technical & Coordinating & Supporting to vendors(DG Monthly checks & B checks, Tanks Cleaning, Chiller & Breaker Servicing.
  • Conduct inspections of building and review work of subordinate staff. Coordinating with the maintenance of facilities, building, and equipment, as appropriate, to ensure optimum functionality; identifies, assesses, negotiates as necessary, and resolves building maintenance and usage problems
  • Track staff schedules and perform other record keeping tasks (Check lists, Complaints), Working closely with the Technical staff to ensure that the Service quality, Acts immediately on all customer complaints to ensure that corrections are made when possible. Supervise, train and evaluate assigned personnel and respond to emergencies in a timely manner.
  • Guide technicians in repairing motors, pumps, and plumbing for water supply and other equipments. Fixing faults or arranging for replacements to be installed
  • Carrying out quality inspections and responding immediately to equipment breakdowns.
  • Implement systems and procedures that ensure safety of visitors, employees, plant, machinery and property.
  • Ensure that all the engineering & maintenance activities/systems adhere to the standards/efficiency/productivity levels that have been set for the unit.
  • Respond promptly, courteously and efficiently to any maintenance calls that arise either by the clients or other departments to their satisfaction.
  • Able to prioritise the maintenance issues e.g.: to attend the breakdown of plant and machinery on priority.
  • Inform Technical Manager of recurring complaints and prepare defect analysis to derive corrective action plan.
  • Responsible to take decisions when the Tech. Manager and Assistant Manager are not available.
  • Maintain maintenance inventory and requisition parts and supplies as needed.
  • Train and instruct other members of the staff through sharing of knowledge and skills

  • Extensive Knowledge on maintenance management.
  • Deep understanding of legal health and safety guidelines.
  • Competencies in data entry, analysis and management.
  • Excellent verbal and written communication skills
  • Hands on experience of MS office.
  • Ability to read and understand test equipment, measuring devices, and safety manuals.
  • Demonstrable electrical experience and current working knowledge of general maintenance and engineering work
  • Experience in general trades such as light plumbing, minor electrical, painting & drywall, general repairs required.

Qualifications

  • Diploma / Bachelor Degree along with at least 3 years of experience in the similar domain.
  • Age - below 35 years
  • Language Known Tamil, Hindi & English
